4524 Eaton is a bellwether project for Makitecture LLC. It is a speculative property that applies sustainable, modern architecture to an urban infill location. The project is located between the Country Club Plaza and KU Medical Center in a very stable Kansas City, Kansas neighborhood. Common sense design and sustainability strategies have produced a home that will function well and feel rich. The sign is installed and the initial content at 4524eaton.com is available. Please take a peek when you have a chance.
The long term goal is to generate demand by introducing a high quality, modern product to an underserved urban marketplace. The hope is that, once experienced, high performance modern buildings not only have a place in the urban mixed use and residential market, but that they are actually the preference.

I live in the neighborhood and appreciate the design of this house, as well as the chosen site. It will be fun to watch the house being built, thank you for sharing the plan with us. Your intention to use a natural screen on the south would be mandatory, were I the buyer. For the rest, I assume the materials are not only sustainable but energy efficient, and that the flattish roof has an ingenious drainage system.
Given a three car garage, I imagine you’re appealing to the well-heeled, which is jolly okay with me. Pricing will be of interest.
Thanks for the comment and you are quite welcome. Feel free to share the information with others.
The materials will be sustainable and the insulation and air sealing strategies should prove very efficient. Unfortunately, however, the roof drain will be fairly ordinary (similar to commercial systems).
As far as the garage, the lower floor is flexible at this point. Additional living space in lieu of the extra garage space(s) could be arranged easily for a buyer at this point. Paper is cheap.
I am interested in pricing as well. I hope to have it soon.
Please consider making use of the county’s sidewalk program. And if you can get your future neighbors to join you, you’ll get a better rate. Here’s the link:

Solid proposal, Susan. There is nothing better than intact infrastructure to boost a neighborhood’s value and sense of pride. I do find it disappointing that taxpayers are being incentivized to take care of what I always understood to be basic city services. But I doubt the new home would be appreciated as much without the new walk.
